Proposal for former Dunes Stores, Bridge Street, Tralee
Intended results
Tralee Chamber would like to make two formal proposals 1. In light of the state of flux that the property, and similar properties in the area will be under while works are on-site to enhance the public realm over the next 12 months, we foresee an opportunity to provide a 'meanwhile' use for the building. We support several local groups involved in town revitalisation and artistic projects. One of these is a professionally managed Creative and Visual arts organisation who are seeking a permanent
continued from secure 1- base in the town. Your property would be an optimal interim solution for the next 12 months while they realise their permanent property. As supporters, we would be able to oversee a formal agreement for the property, whereby you reserve the right to have it vacated with short notice (30 days),. In exchange for the waiving of rental fees under a temporary usage agreement the organisation utilising it would cover the upkeep, service costs, utilities and maintenance of the
Continued from secure 2 - of the Property. But crucially would generate footfall for the unit and that area of the town. A number of local authorities throughout the UK and Ireland are supporting these temporary 'meanwhile space' uses to support town vitality, by waiving commercial rates on an interim basis while in this form of use, and Tralee Chamber would fully support Dunnes Stores in advocating the local authority here for this measure to be applied in this circumstance.
Continued from secure 3 - Our intent, as this professionally managed organisation provide much needed vitality and vibrancy to the town of Tralee, is to work with them over the next 12 months to ensure that they realise a bespoke property solution, thus ensuring the property is available once the local public realm works are completed(or sooner should Dunnes Stores require).
2. During the next 12 months we want to support your company and the town in realising a permanent solution to the property and want to work with you as a local support vehicle, at your discretion. Whether that solution is borne out to be your company occupying the property once more or the lease/sale of the property, in the interest of the town we will work with your team as local facilitators.
